Paying a token amount before basic verification is the most common mistake first-time buyers make.

Start with the title chain: ask for the mother deed and the latest sale deed. Check the khata/patta, latest tax receipts and the encumbrance certificate for at least 15 years.

For apartments, confirm RERA registration, the approved plan and the occupancy certificate for completed towers. For plots, confirm layout approval and land conversion.

Finally, verify seller identity against the documents, and route every payment through traceable banking channels with a written agreement.
